What are some good safe family friendly neighborhoods in Las Vegas? How can I get a good deal?
Am hoping to buy a big house in Las Vegas sometime in the future and I’m just wondering what are some ways I can get a good deal out of it? I heard paying cash was one option but are their any others? I plan to pay off at least 3/4 of the asking price when I’m ready to purchase the house. What is a better buy? A brand new built home or a used home?
Also what are the best safe family friendly neighborhoods in Las Vegas? Is Southern Highlands a good neighborhood to live in? What do you think?

Southern Highlands is a nice area but half the homes are foreclosed. The best areas are Summerlin, The Lakes and Picolle Ranch

The fact is most houses in foreclosure and short sales are being gobbled up by cash investors. They buy for cash and then rent them out to just about anyone who has the cash for the deposit and first months rent. This is causing areas that were really nice to down grade as owners move out and renters move in. A lot of renters are short term as they try to find jobs and can’t. Then they move out and could care less about the condition they leave the property. Seems like the cash investors are getting the properties at lower costs than those who have to finance. I know people who bid high on a house in a shortsale and loose to a lower bidder because they are paying cash. Not sure how that can happen but it has happened at least a dozen times that I am aware of. There is also another trick. Find out which bank owns the mortgage on the house and then get pre approved with them. They then are willing to let it go because they are going to still keep the mortgage. Trick I read about here a few weeks ago.
The further from the strip going west, south and southwest are the best areas though harder to find those kind of deals.
